A restaurant inspection before buying should test how the premises function, not just how they look in photos. Arrange an authorized visit for a restaurant listing and bring the floor plan, equipment schedule and a written question list.

Walk the full customer and staff routes

Observe the entrance, accessible path, dining room, service stations, washrooms, kitchen, storage, receiving and pickup points. Notice bottlenecks, ventilation, water, refrigeration, cleanliness and signs of deferred maintenance. Compare seating and patio descriptions with what is present, and ask which areas or equipment are excluded.

Ask to see records behind the condition

Request inspection reports, repair invoices, service logs, utility details and renovation approvals. Have qualified professionals inspect structural, electrical, plumbing, fire and food-safety concerns within their scope. Verify zoning, permits and any patio or occupancy approvals with the authorities.
